NEWS RELEASE

The Group, Inc., Real Estate, announced that construction has begun on Ptarmigan Business Center, a 70 acre park at the northeast corner of 1-25 and Highway 392. It is a mixed-use business center developed by Windsor Investments, Ltd., LLC, headed by managing partner Tom Muth.

It is adjacent to Ptarmigan Golf Course and the 350-home Ptarmigan community. Homes at Ptarmigan start in the mid-$200,000 range and are priced up to $1 million.

The first phase of development will occur on 12 acres at the corner of the intersection, where the owner plans to break ground midsummer on a 20,000 square foot retail center. A convenience store site closed in February and negotiations are under way with a restaurant, hotel operator, liquor store operator, and fast-food restaurants. The Group, Inc. is marketing land in the first phase, as well as space in the planned retail center.

Retail space is being marketed at $18 per square foot, triple net, while land prices range from $7 to $14 per square foot.

Future uses at Ptarmigan Business Center are expected to include a 40-acre office park, 8 acre patio home site, and 10-acre multi-family site.
